Capstone – Project

Real Estate Research

A Collaboration Between

Engagement Synopsis

Our team, in Rutherford, NJ, is looking for interested and motivated students to create an in-depth study of the Suburban New York Apartment market that will be used in meetings to update clients on regional new construction, rent growth and property sales. These are a few of the major factors that institutional investors consider when making real estate asset acquisition and disposition decisions.

The project goal is to create impactful and easy to interpret slidedeck that illustrates the following:
· Current pace of rental apartment buildings of 50 units and larger in the Counties of:
o NY: Westchester, Rockland, Nassau, Suffolk
o CT: Fairfield, New Haven
o NJ: Hudson, Bergen, Essex, Passiac, Union, Middlesex
· Heat map that visually illustrates submarkets with the highest pace of new construction
· Heat map that visually illustrates submarkets fastest growing millennial populations
· Heat map that visually illustrates submarkets fastest growing household incomes

The Objective: To uncover areas that are currently underserved by new apartment construction so that investors may decide where to make investment in new apartment construction.
